    Work with our sales team to select the lot, home model, and homesite that best fit your needs and budget.

    Reserve your homesite

    Complete a written Reservation Agreement and submit your $5,000 reservation deposit. Your deposit is held securely in escrow with First American Title.

  3. 03

    Explore financing options

    If financing is needed, you'll have time to meet with your lender and obtain loan approval. We're happy to connect you with local lenders familiar with Three Mile Prairie and manufactured home financing.

  4. 04

    Personalize your home

    For homes not yet ordered, you can select from flooring, cabinetry, countertops, fixtures, appliances, and garage options. Homes already in construction may have more limited choices depending on the stage. Additional upgrades may have additional cost.

  5. 05

    Sign your Purchase Agreement

    Once financing is approved and selections are finalized, you'll enter into a formal Purchase Agreement. Pricing is locked in at this point, and your reservation deposit converts to earnest money applied to the purchase.

  6. 06

    Construction begins

    Your home order is submitted and construction begins. Most homes are completed within approximately 3 to 4 months from contract, depending on the home and customizations selected.

  7. 07

    Final walkthrough and closing

    When construction is complete, you'll conduct a final walkthrough, sign closing documents, and receive the keys to your new home.

Any future upgrades or changes requested after the Purchase Agreement is signed may require a written change order and additional fees. Your agent will walk you through every step before anything is finalized.
